Sebastian,
When this suite was built, the existing "standard office" HVAC was not sufficient for cooling the room that houses the CT machine. Therefore, an additional HVAC unit was installed and paid for by the Hospital as part of the total Tenant Installation. This unit is now requiring service. You would need to obtain a service contract on the unit from an outside contractor. The same situations exist in the MOB3 MRI at Paoli and the MRI in Bryn Mawr. MLH Realty has responsibility for the systems that serve the original general office space. However, where units were added to specifically service a piece of Tenant added equipment, the Tenants have outside service contracts.
We would recommend JJ White. Their mechanic for Collegeville is excellent and he is familiar with the building.
You can obtain a proposal from their service manager Joe Shirley. He is copied on this email.
Please give me a call and I will be happy to answer any questions.
This needs to be done soon.
Thanks.
Best Regards,
David Francavilla
